Restoration is the whole job, not just the sanding. It covers everything needed to take a floor that has been covered, damaged or neglected and return it to a floor you would choose to have on show — repairs, adhesive removal, gap filling, sanding and finishing.

What restoration includes that sanding alone does not

  • Removing what is on top. Carpet gripper, underlay staples, bitumen, old adhesive, vinyl tile residue and decades of polish. This is often the longest part of the job.
  • Structural repairs. Loose boards screwed down, split boards replaced, squeaks traced and fixed, missing blocks re-cut and matched.
  • Levelling. Old joists sag. Where a floor dips badly we pack or sister joists rather than sand the high spots away, which would take the boards down to the tongue.
  • Gap filling. Resin for hairline gaps, timber slivers for anything wider.
  • Sanding and finishing. Only once all of the above is done.

When restoration is the wrong answer

We turn work down when the floor cannot take it. Boards already sanded down to the tongue have no usable timber left. Laminate is a printed photographic layer and cannot be sanded at all. Engineered board with a wear layer under about 2mm is the same. And where woodworm or rot has gone through the joists, the floor needs replacing, not restoring — we will tell you that rather than take the job and hide it.

Floors we restore most often

Victorian and Edwardian pine boards, 1930s narrow strip flooring, block and herringbone parquet from the 1920s to the 1970s, oak boards in period properties, and pine stairs and landings.

What it costs

Guide rates are £25–£32 per m² for standard boards and £32–£42 per m² for parquet, with a £550 minimum project cost. We are not VAT registered, so nothing is added on top. See the prices page for worked examples.
