The floors we find in Sidcup
Most Sidcup work is 1930s semi-detached housing with pine boards, often with wide and uneven gaps because the boards have dried and shrunk over ninety years. Around Foots Cray and the older part of the village there are Victorian cottages with narrower, harder boards and occasionally elm. Newer flats towards the station are usually engineered board over concrete, which changes the approach entirely.
My boards have big gaps — is that a problem?
It is normal, not a fault. Timber shrinks across its width as it dries, and ninety years of central heating accelerates that. The question is what to do about it. Resin filling works well up to around 5mm; beyond that a resin line looks like a dark stripe and can crack as the floor continues to move seasonally. For wider gaps we cut timber slivers from matching stock and glue them in, which disappears into the floor and moves with it.
What a job in Sidcup usually involves
- Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
- Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
- Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
- Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. Sidcup floors are one of the most common places we end up recommending slivers rather than resin, simply because of the age and width of the boards.
- Finish. Hardwax oil, lacquer or oil, two or three coats.
How long it takes and what it costs
