Greenwich has a density of period housing that few other parts of London can match, much of it inside a conservation area and a lot of it with original floors still down. Most of our Greenwich work is restoration of floors that have been covered since the 1960s.

The floors we find in Greenwich

Georgian townhouses around the centre and towards Blackheath, with wide pine and occasionally oak boards. Victorian terraces through Westcombe Park and Charlton with narrower pitch pine. A good deal of original parquet in the larger houses, and in the converted flats, boards that have been through several changes of ownership and several sandings.

How do I know if my floor has been sanded too many times already?

Look at the nail heads and the tongue. If the fixing nails are proud of the surface, or you can see the tongue of the board showing through at the edges, the floor has already lost most of its usable thickness and another sanding would break through. In converted Greenwich flats this is common — the same floor may have been sanded by three separate owners. We measure before quoting, and if there is nothing left to take we will tell you rather than sand through it and leave you with a ruined floor.

What a job in Greenwich usually involves

• Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
• Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
• Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
• Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. Georgian boards in Greenwich are wide and move seasonally. Slivers hold; resin usually cracks within a year or two.
• Finish. Hardwax oil, lacquer or oil, two or three coats.

How long it takes and what it costs

A single room in Greenwich is usually one to two days; a whole ground floor three to five. Guide rates are £25–£32 per m² for standard boards and £32–£42 per m² for parquet, with a £550 minimum project cost. We are not VAT registered, so there is nothing to add on top.
