How much does floor sanding cost per m²?
Guide rates start around £25–£32 per m² for standard boards, and £32–£42 per m² for parquet. There is a £550 minimum project cost. We are not VAT registered, so nothing is added on top. Full breakdown on our prices page.
How long does floor sanding take?
A single room is usually one to two days. A whole ground floor is typically three to five. The floor is walkable the same day, but we ask you to keep furniture off it for a few days while the finish hardens.
Is floor sanding messy?
Much less than people expect. Our machines run on continuous extraction into sealed units, so dust leaves the room rather than settling on everything. Edges and corners are done by hand, so there is always a little — anyone promising zero dust is overselling it.
Is floor sanding noisy?
Yes, during the day. The machines are roughly as loud as a vacuum cleaner but run for longer stretches. We work Monday to Saturday, 8am to 6pm, and are happy to let neighbours know beforehand on terraced streets.
What is dust-free floor sanding?
It means the sander is connected to continuous extraction that takes the dust straight into a sealed unit, instead of a cloth bag that leaks. It is not literally zero dust — it means you will not be cleaning your house for a week afterwards.
Can you sand engineered wood flooring?
Usually, if the wear layer is 4mm or thicker — that allows two or three sandings over the floor’s life. Below about 2mm it cannot be sanded at all. We check the wear layer before quoting and will tell you if sanding is not possible.
Can you sand laminate flooring?
No. Laminate is a printed photographic layer over fibreboard, not real wood, so there is nothing to sand back to. If your floor is laminate the only option is replacement — and we will tell you that rather than take the job.
