Minimum project cost £550. Mobilising for one small room costs nearly as much as for three, which is why very small jobs are priced at the minimum.

What changes the price
Floor area
The rate per m² falls as the area grows.
Condition
Paint, bitumen, adhesive or a previous bad sanding all add passes.
Floor type
Parquet takes longer than straight boards — more edge work and diagonal passes.
Repairs first
Loose, split or missing boards are fixed before sanding, charged by the hour.
Gap filling
Resin at £10 per m², pine slivers at £25 per m² — slivers cost more and look better on wide gaps.
Finish
Staining and oiling are charged on top of the sanding rate.
