I live in a flat — can you still sand my floor?
Yes, and most of our Lewisham work is in flats. Two things matter. First, acoustics: if your lease requires carpet or an acoustic underlay, sanding the boards bare may breach it, so check before committing. Second, the neighbours: sanding is loud for a full working day, so we work Monday to Saturday within normal hours and are happy to give the flats above and below advance notice. We also carry the machines in rather than needing lift access, which matters in a converted terrace with a narrow staircase.
What a job in Lewisham usually involves
- Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
- Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
- Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
- Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. In upstairs flats, filling the gaps materially reduces noise and dust transfer to the flat below — worth doing even if you like the look of open gaps.
- Finish. Hardwax oil, lacquer or oil, two or three coats.
How long it takes and what it costs
