Wood floors are all we do. Sanding, restoration, repairs and fitting across Orpington, London and north Kent — no tiling, no carpets, no general building. It is a narrow trade and we have spent over fifteen years in it, on roughly 1,150 floors.
Most floors we are called to look worse than they are. Under grey, scuffed, paint-spattered boards the timber is almost always sound, and sanding removes less than a millimetre of it. A solid floor will take that many times over. The floors we turn down are the ones with nothing left to remove — and we will tell you that before taking any money.

Roughly two thirds of our work is restoration: a floor already exists, often hidden under carpet, laminate or lino, and it needs bringing back. That means lifting whatever is on top, repairing or replacing damaged boards, filling gaps, sanding through progressively finer grits and finishing. Restoring an original floor is almost always cheaper than replacing it, and the result is timber you cannot buy new.
The rest is fitting: solid, engineered or herringbone laid from scratch. Here the floor itself is the easy part — the subfloor decides whether it lasts. We moisture-test screed and timber, level properly, and acclimatise boards in the room for five to seven days before laying. Nearly every floor that cups, gaps or squeaks a year later failed at that stage.

We do not sand laminate — it is a printed photographic layer over fibreboard, so there is nothing to sand back to. If that is what you have, we will say so rather than take the job.

What it costs
Sanding and finishing runs £25–£32 per m² on standard boards and £32–£42 per m² on parquet, with a £550 minimum project cost. Fitting starts at £30 per m², herringbone at £40.
