What is all the black stuff around the edges of my floorboards?

Almost always old bitumen or stain. In Victorian and Edwardian houses it was common to stain or varnish a border around the room where the carpet square did not reach, leaving the centre bare. That border is often much darker and harder than the rest, and it takes extra passes to remove. It is not damage and it does not mean the floor is ruined — it just means the edges take longer than the middle, which is worth knowing when comparing quotes.

What a job in Crayford usually involves

• Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
• Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
• Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
• Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. Crayford terraces usually have consistent, moderate gaps that take resin filling neatly.
• Finish. Hardwax oil, lacquer or oil, two or three coats.
