The floors we find in Orpington

Orpington is largely interwar and post-war suburban housing, built as the railway pushed out from London, with older Victorian and Edwardian stock closer to the old village and around St Mary Cray. The 1930s semis almost all went down with softwood boards over joists, and a surprising number still have them intact under carpet or laminate. Larger Edwardian houses often have block parquet in the hall and front reception room, usually hidden since the 1970s.

Is it worth saving an old Orpington floor?

Nearly always, yes. The pine used in a 1930s house is slow-grown and far denser than anything you can buy new at the same price. Under the grey surface, the paint splashes and the old varnish, the timber is usually sound. Sanding removes less than a millimetre, and a solid board will take that many times over. The floors we turn down are the ones that have already been sanded to the tongue, or laminate, which cannot be sanded at all.

What a job in Orpington usually involves

• Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
• Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
• Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
• Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. Gaps matter more in Orpington than people expect, because a lot of the housing stock has suspended floors with a ventilated void underneath — filling the gaps makes a real difference to draughts as well as looks.
• Finish. Hardwax oil, lacquer or oil, two or three coats.

How long it takes and what it costs

A single room in Orpington is usually one to two days; a whole ground floor three to five. Guide rates are £25–£32 per m² for standard boards and £32–£42 per m² for parquet, with a £550 minimum project cost. We are not VAT registered, so there is nothing to add on top.
