The floors we find in Bromley
Bromley spans Victorian villas around Shortlands and Bickley, dense Edwardian terraces closer to the town centre, and street after street of 1930s semis further out towards Hayes and Petts Wood. The Victorian and Edwardian houses frequently have herringbone or block parquet in the hall, and pine boards upstairs. The 1930s stock tends to have narrow pine strip flooring, which comes up beautifully once decades of varnish are off it.
What makes Bromley floors different?
Two things. First, a lot of Bromley houses have been extended and knocked through, which means you often have original boards meeting newer boards at a threshold, with a step or a gap between them. That needs levelling and a proper transition, not just sanding across the join. Second, the larger period houses often have parquet laid in bitumen, which has to be removed carefully — it clogs abrasives and, if you heat it with an aggressive machine, it smears.
What a job in Bromley usually involves
- Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
- Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
- Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
- Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. On Bromley’s wider Victorian boards, timber slivers usually look better than resin because the gaps are large enough that a resin line reads as a dark stripe.
- Finish. Hardwax oil, lacquer or oil, two or three coats.
How long it takes and what it costs
A single room in Bromley is usually one to two days; a whole ground floor three to five. Guide rates are £25–£32 per m² for standard boards and £32–£42 per m² for parquet, with a £550 minimum project cost. We are not VAT registered, so there is nothing to add on top. Full detail on the prices page.
