The floors we find in Bexley

The village core has timber-framed and Georgian cottages with wide, hand-cut boards — sometimes elm, sometimes oak, rarely uniform in width. Around them sit Victorian terraces with narrower pine, and beyond that the 1930s estates of Albany Park and Blackfen with standard softwood strip flooring. In the oldest properties the boards often sit directly on irregular joists with significant movement.

Why do old Bexley floors need repair before sanding?

Because in houses of that age the joists have usually moved. A floor that dips in the middle of the room cannot be flattened by sanding — you would have to remove several millimetres from the high areas, which takes the boards down to the tongue and ruins them. The correct approach is to pack or sister the joists first, refix the boards, and only then sand. It costs more up front and produces a floor that is actually level rather than merely smooth.

What a job in Bexley usually involves

• Survey and moisture check. We measure board thickness and check whether the floor has been sanded before. On a board already sanded two or three times there may not be enough timber left, and we will say so.
• Repairs first. Loose, split or missing boards are fixed before any sanding. Sanding a loose board just produces a smooth loose board.
• Dust-free sanding. Coarse grit to remove the old finish and damage, then progressively finer grits until the surface is closed.
• Gap filling, if wanted. Resin and sanding dust for hairline gaps, timber slivers for wider ones. On hand-cut boards of varying width, timber slivers are almost always the right answer — resin in a wide irregular gap reads as a black line.
• Finish. Hardwax oil, lacquer or oil, two or three coats.

How long it takes and what it costs
